The owner's rep is responsible for managing and overseeing the project from inception to completion, ensuring that it is completed on time, within budget, and to the owner's satisfaction.

The owner's rep works closely with all parties involved in the project, including architects, engineers, contractors, and vendors, to ensure that the project meets the owner's requirements and is completed according to the agreed-upon plans and specifications.

Engaging an owner's representative is particularly important if the owner does not have the internal expertise or bandwidth to manage the project and perform the necessary review and oversight. Overall, an owner's representative in real estate can provide a range of valuable services to clients, helping them to achieve their goals in a timely and cost-effective manner, while managing risk and ensuring that all parties involved in the project are working together effectively.

Erik Leuteneker

Principal

Throughout his career, Mr. Leuteneker has demonstrated unwavering dedication to the construction, real estate finance, and development industries. His extensive experience and expertise have been honed through notable financial roles, including Vice President in the Real Estate Group at Wells Fargo Bank and Union Bank, as well as Chief Financial Officer for a regional home builder.

With a deep-rooted understanding of residential development, Mr. Leuteneker possesses comprehensive knowledge in various facets of the field. His skill set encompasses feasibility studies, project planning, design management, entitlement and permit procurement, contracting, construction management, financial management, risk management, quality assurance, and project closeout. Throughout his professional journey, he has excelled as a Senior Development Manager for DR Horton Homes, Director of Development for Veritas Investments, and overseer of large-scale development projects for multiple regional residential development firms. Additionally, he has proven his ability to acquire, revitalize, and manage numerous private real estate investments.

In 2019, Mr. Leuteneker transitioned to consulting, focusing on assisting property owners in the creation of Accessory Dwelling Units (ADUs) within their multi-family apartment buildings. Leveraging his strong expertise in development management, he has achieved remarkable success, overseeing the completion of over 85 ADUs. Currently, Mr. Leuteneker is actively managing the development of more than 200 units that are currently in the design and permit approval stage.

Mr. Leuteneker's educational background includes an MBA from The Thunderbird School of Global Management and a Bachelor of Arts Degree from the University of California at Santa Barbara. Furthermore, he holds a general contractor license, further amplifying his proficiency in the construction industry.

Brian Bohne

Principal

With an extensive 35 years of construction experience, Mr. Bohne has consistently held senior leadership positions in a diverse range of projects.

His expertise spans various sectors, including hospitals, commercial office buildings, medical office buildings, hotels, condominiums, apartments, data centers, retail establishments, restaurants, seismic structural upgrades, historic building renovations, and self-perform concrete and carpentry projects. He has directly managed or played an executive role
in the successful completion of these projects.

In 2016, Mr. Bohne shifted his focus towards consulting for owners seeking to create Accessory Dwelling Units (ADUs) in their multi-family apartment buildings, along with undertaking mandatory Soft Story Retrofits in San Francisco and Oakland. Leveraging his strong skill set in pre-construction and construction management, he has achieved remarkable success in completing over 85 ADUs and 75 soft story retrofits.

Mr. Bohne's educational background includes a Bachelor of Arts Degree in Construction Management from the University of Wisconsin – Stout. His robust experience and proven track record position him as a highly skilled professional in the construction industry.

Austin Estrada

Associate

Austin Estrada is a highly skilled construction manager with a strong background in coordinating all aspects of construction projects.

With over 8 years of residential multifamily property management and 6 years of construction management, Austin can work closely with the design, property management, and asset management teams on pre-construction planning for upcoming construction projects.With his expertise in construction management, Austin oversees and directs construction projects from pre-construction to post-occupancy.

He creates and updates detailed construction schedules, and tracks line-item construction costs to ensure that projects stay on schedule and on budget.

Austin is also responsible for ensuring compliance with building and safety regulations and design documents, overseeing bid leveling by analyzing subcontractor and vendor bids, and coordinating scope with other trade packages.

In addition, Austin directs and coordinates construction workers and subcontractors, reviews the work progress daily, prepares internal and external reports pertaining to job status, and avoids problems while resolving any emerging ones with field teams.

Austin is committed to reviewing, managing, and mitigating risks to the construction team and building occupants, ensuring that all projects are completed to the highest standards of quality and safety. His dedication to excellence and ability to manage complex projects have earned him a reputation as a highly effective construction manager.
