Soft Story Retrofit At 3264 Mission

The Mandatory Soft Story Retrofit Program (MRP) is designed to enhance the seismic resilience of buildings with a vulnerability known as a "soft story" condition. This involves implementing a seismic retrofit to make such structures earthquake-resistant. To comply with the program, all buildings that potentially possess the soft story condition were notified, and the building in question was categorized under compliance tier III.

As per the mandatory seismic retrofit ordinance of San Francisco, buildings meeting specific criteria are obligated to undergo retrofitting. These criteria encompass the following: having wood frame construction, being two or more stories tall, being constructed before January 1, 1978, and containing five or more residential units.

The project entailed addressing the soft story condition, which involved the construction of footings and pilasters at the basement level to support a moment frame at ground level. Additionally, a path of travel to the rear exit of the basement level was created, necessitating approved underpinning drawings, excavation, and the construction of continuous concrete footings and walls. Furthermore, the project involved a renovation of the retail space located within the building.
